New York — New York City saw 162 property transactions worth $244 million in the 24 hours before 4 p.m. on Friday, October 3, 2025. Here are the top deals that caught attention in both residential and commercial markets.

Residential Spotlight: Flatiron Penthouse Sells Below Purchase Price

The priciest home deal was a penthouse at 21 West 20th Street in the Flatiron District. Chuck Clarvit, retired CEO of Vinci Partners US, and his wife, philanthropist Nancy Clarvit, sold their 4,800-square-foot condo for just under $10 million. 

That works out to around $2,060 per square foot. They had bought it in 2018 for $11 million and listed it two years ago at $12.9 million. Brown Harris Stevens’ agents Bonnie Goldner, Brett Miles, and Paige Neuhauser handled the sale.

Commercial Spotlight: Fifth Avenue Tower Deals at Big Discount

In the Garment District, three commercial condos at 445 Fifth Avenue sold for $21.6 million. Torchlight Investors had bought them in 2023 for more than double, when the units were tied up in a foreclosure suit. 

The condos cover a total of 28,305 square feet, making the price about $760 per square foot. Stream Line Circle, a New York real estate firm, bought the units.

Carnegie Hill: A co-op at 1175 Park Avenue sold for $9.9 million. Richard Hogan and Carron Sherry were the sellers. The five-bedroom, four-bathroom unit was reportedly sold off-market.

Hudson Square and Sutton Place Luxury Sales Review

Hudson Square: William and Leslie Jacques sold a 2,200-square-foot condo at 565 Broome Street for $7.5 million to AIO NYC RE LLC. The condo features three bedrooms, three and a half baths, and curved glass windows. 

The Jacques bought it in 2019 for just over $7.7 million.

Sutton Place: Financier Ian Wace and Gioia Bini purchased a historic co-op at 322 East 57th Street for just under $6 million. 

The duplex, once home to Senator Jacob Javits and his wife Marion, has four bedrooms, a private elevator landing, and a curved staircase. The seller, Dorothy Berwin, had bought it in 2018 for $4 million.

Mortgage Rates Are Climbing Again

Mortgage rates, which hit a low last month, are on the rise again. The average 30-year fixed-rate mortgage is now 6.34 percent, according to Freddie Mac’s latest survey. That’s slightly up from last week and 0.22 percentage points higher than the same time last year.

These sales highlight the fast-moving and sometimes surprising New York City real estate market, where even high-end condos can see big price shifts in short periods.
