The change comes as California keeps a wide lead overall, the Bay Area shrinks a bit, and the Northeast posts its weakest results in a decade.

How the 2025 rankings were built
PropertyShark’s top-100 list (10th year) uses closed sales from Jan. 1–Sept. 30, 2025 in disclosure states. Condo, co-op, and single-/two-family deals are included; multi-parcel sales are excluded. Zips needed at least five sales to qualify.
Prices are medians, rounded to the nearest $1,000. Year-over-year changes compare with 2024’s report. (Non-disclosure states like MT, TX, UT, WY are not counted.)

New York Metro: NYC cools; the Hamptons hold; New Jersey climbs
- NYC has three top-100 zips (record low). TriBeCa (10013) leads at $3.7M (#20).
- Rye, NY (10580) sits at #92 with $2.16M.
- The Hamptons keep nine Suffolk County zips on the list, including #3 Sagaponack and #5 Water Mill.
